Will someone from the county / town come into my house?

We recently won a landmark decision which now protects homeowners from the threat of home a inspection due to filing a tax grievance.

Am I qualified?

Every homeowner is qualified to challenge their assessment.

My property tax is about the same as my neighbors so there's no need for me to file.

We have found whole neighborhoods or sub-divisions that are over-assessed. You should not assume that your assessment is correct because your property taxes are similar to your neighbors. Perhaps you & your neighbors should file a challenge. Call us about our neighborhood discount program.

I’m afraid my taxes will go up?

Your assessment cannot be legally increased solely as a result of challenging your assessment.

I already have a STAR exemption.

The STAR exemption (and all other exemptions you qualify for) will not be effected by a tax challenge.

Do I have to appear in court?

NO. If an appeal is filed, we do all the work and go to court on your behalf. It’s a part of our service.

Do I have to pay the fee to you year after year?

No, it is a one-time fee. After the first year all subsequent savings are yours, unless, of course, you choose to file again to obtain a further reduction in the following years.

Do I need to get an appraisal?

NO. A certified appraisal is not required. We do an in-depth Comparative Market Analysis as part of our service.

The assessor said I’m being properly taxed.

If the assessor was always right we wouldn’t be in business for the past 32 years.

Will the value of my house will go down?

In reality, high taxes bring down property values. Reducing your taxes should actually increase the value of your home.

Do I have to file every year?

We recommend that our clients file each and every year.  Your property taxes are like your income taxes they change every year.  And just as you consult your accountant each year about income taxes, you should also consult a Property Tax Specialist for a real property assessment analysis.  We will monitor any assessment or inventory changes to be sure your are only paying "your fair share" of the local tax burden.  We will not charge a fee unless we succeed in saving you money.

 

 

How much will it cost me if Empire does not obtain a reduction?

Nothing.  We can't say it enough -- NO Reduction -- NO Fee -- Guaranteed!

How much will it cost if Empire does obtain a reduction in my assessment?

Our fees are simple.  Pay or make payment arrangements within 60 Days and your fee is 40% of the savings, otherwise our standard fee of 50% will apply.
